Due Diligence Review
Due diligence is the buyer's version of doing his or her homework. For them, it means making sure that they consider all of the angles of the place that they are considering buying so that they can rest assured that they are buying the best place possible for them. Everyone wants to know that they have made a good purchase so as a result, sharp-minded buyers will be very cautious and very critical.
So what does all this mean for the owner? Well it means that you better be on your toes and thinking one step ahead of your potential buyer. A due diligence review is an owner's time to get everything in order and make sure that the buyer is going to be impressed. Here's small checklist of plumbing-related items to pay special attention to when preparing for a due diligence review:
•Check faucets, hose bibbs, valve stools, sinks, and
water heaters for leakage.
•Check for corrosion of plumbing connections and fixtures. Polybutylene systems must be repiped.
•Replace all gate valves with quarter-turn ball valves.
•Have a plumbing technician check the
septic system.
•Check sump pumps and grease traps.
•Look for
underground leaks.
•Check gas lines and make sure no material around the water heater is blocking airflow.
•Check to see that the water heater vent is not obstructed.
•
Gas water heaters should be elevated on an 18" pedestal by code.
